Business Opportunity

As I mentioned earlier, one of the two myths in real estate we are dispelling is that financial success is linked to the name of a real estate office or the size of the office. In most franchise investments you're investing and paying heavily for the name of the company and particular brand imaging. In today's market investing hundreds of thousands of dollars in a name brand won't translate to sales and/or a built in client base. In reality, what is the most important aspect of any business not only in real estate but in many other businesses? It is the client base of that company that carries value. As an agent or broker, without clients you have virtually nothing. The value of my business is my principals and projects that I have. When a Cityscapes office is purchased, the broker, in essence is buying access to over one hundred projects and clients that I have developed over many years in the business. This allows the new broker and his agents to open the doors and actually have real people and projects on a global level with whom they can actually participate in transactions that might otherwise never have been available to them. This project list is invaluable to not only me and my office but to any agent having access to it.

The first philosophy that I believe in is to share all these transactions with all my agents and independent offices. One might ask "why would you share these clients needs and projects with other agents or brokers"? The answer is quite simple: as one broker I would never have the time or ability to address the magnitude of all these projects, so I have chosen to share them with my agents. This in turn, has created a very unusual environment within our work place. There is truly a team mind set and agents realize they can be compensated in many cases for only a small level of participation and perhaps for simply directing the deal thru the links of the chain to make it happen. The second philosophy that I believe in is: it is better to put a transaction together and share the profits with a number of agents who participated together rather than share in nothing. On these larger transactions, the reality is, the more people I share them with the more likely they will come to fruition, and is that not the goal of each and every transaction?
